Hotel managers have a lengthy job description. Taking care of the day-to-day operations of a hotel requires a lot of multi-tasking. But it’s super important not to overlook fire code compliance. First and foremost, a non-compliant fire safety system puts guests and staff at serious risk. And you can forget about receiving an insurance payment if fire safety regulations weren’t adhered to. In addition, from a legal standpoint, non-compliance can lead to fines, lawsuits, or even forced closure of the hotel.
Every hotel manager should be aware that regular fire risk assessments, inspections, and documentation are mandatory, and that they must adhere to local and international fire safety standards, which in the U.S. are NFPA 80 and NFPA 101. Detailed below are the key components of fire code compliance.
For fire detection systems – Smoke detectors must be installed in every guest room and common area. Heat sensors, and alarms for early warning must also be installed and operational.
For suppression systems: Sprinklers, extinguishers, and specialized systems for kitchens and IT areas are required. Keep in mind that sprinkler systems are required in many jurisdictions, especially for high-rise buildings. All high-rises must be fully sprinklered by July 2028 under NFPA 101.
Evacuation plans must include clearly marked exits, floor maps, and designated assembly points.
Staff must be trained on how to conduct fire drills, use extinguishers, assist in evacuations, and administer CPR, and hotels must designate one person to be responsible for fire safety compliance, risk assessments, and recordkeeping. Fire doors must be inspected annually per NFPA 80 to ensure doors can contain fire and smoke properly. Documentation of maintenance and regular systems checks must be kept on record for audits and future inspections.
It’s recommended that hotels conduct comprehensive fire risk evaluations at least once and year and identify hazards using the triangle of ignition: heat, fuel, and oxygen. And it’s never a bad idea to engage with local fire services for workshops and support.
Fire code compliance comes with many important benefits. It ensures that guests and staff are protected. It also prevents business disruption due to fire incidents and provides priceless peace of mind against incurring costly property damage and penalties and the possibility of facing litigation.
